Meeting Minutes
January 13, 2015 held at Wrentham Manor
- Call to Order at 6:00 p.m.

Public Input
- Mrs. Cerutti inquired to the status of the vinyl siding replacement. Mrs. Bergeron stated that the received approval to bid from DHCD. Mrs. Cerutti is concerned that the BHA would lose the funds for the vinyl siding. Mrs. Bergeron explained the capital improvement process.
- Mrs. Maxwell inquired about the process to repair the roofs. Mrs. Bergeron explained that the roofs are under warranty/class action suit against the manufacturer (BP).
- Mrs. Maxwell mentioned that the developments have had a few deaths. Mrs. Bergeron stated that there is no relationship between the current deaths and any of the residents. Discussion ensued surrounding the circumstances of the current death. Suggestions were made; tenants would like to see locks on the exterior doors.
- Mr. Penney suggested a monthly tenant meeting; or every few months.
- Mrs. Gray is frustrated with the parking issues at Depot Court. Mrs. Bergeron stated she will tow vehicles.
- Mr. & Mrs. Penney complained about a draft in front window and no heat. Mrs. Bergeron made note of the issue.

- Motion to accept minutes made by Mrs. Sacco, seconded by Mrs. Lavallee, motion carried.
- Approval of Calendar Year 2015 Board Meetings; motion made by Mrs. Lavallee, seconded by Mr. Sposato, motion carried.
- Resolution 2015-01 Disposition of Assets; notation of Resolution number should be 2015-01 and the date should be January 13, 2015. Motion made by Mr. Sposato, seconded by Mrs. Lavallee, motion carried.
- Discussion of FY2015 budget. Notation from Mr. Conlon in regard to Budget Questionnaire and budget review will be done at March meeting. Mrs. Bergeron will add more money for appliances. The Board would like to add the fire doors to the budget or capital improvement plan.
- Mrs. Cartier inquired about any new staff. Mrs. Bergeron stated that Thomas Restuccia has been hired effective January 7, 2015. He will be working Wednesday, Thursday and Friday.
- Mrs. Cartier stated that Roger was making up the difference in hours due to no second part-time maintenance; Mrs. Bergeron agreed.
- Mrs. Cartier asked to have the dental explained again. Mrs. Bergeron stated that dental is a payroll deduction which is not paid by the payroll company. In order to save money, the payroll company processes/pays only taxes. The agency pays all other deductions such as dental, medical insurance, etc.
- Mrs. Cartier asked about mileage. Mileage is paid monthly for Roger but Monique’s mileage is paid more on a quarterly basis.
- Mrs. Cartier asked about the training that Kaitlyn attended. Mrs. Bergeron explained that Kate was not scheduled to work on that particular day and she would need to be trained for any waiting list changes. Mrs. Cartier suggested that only Mrs. Bergeron attend training and then she can train Kate.
- Mrs. Cartier asked if the budget was over for appliances. Mrs. Bergeron stated that agency was over budget. Mrs. Bergeron noted that Mr. Conlon has given the board additional information in regard to Washer/Dryer proceeds at the bottom of the report.
- Mrs. Cartier asked about the $160.00 miscellaneous. Mrs. Bergeron stated that is income which is probably collected fraud.

- Tenant/Participant Activity: State-aided: Processed two transfers, two new admissions, and one interim reexamination; posted fourteen applications, mailed six applications and notified six applicants that Family/MRVP list is closed.
- Began process for instituting a No Smoking Policy. Discussion ensued.
- MRVP: administered one Annual reexam, one interim, four HQS Inspections and one issuance of voucher
- HCV: processed one annuals, one port-in update, two issuance of voucher and two interim reexams; submitted HUD Form 50058.
- Input six applicants; notified twenty-four applicants that Family/MRVP list is closed.
- Received approval to bid 667-1 Vinyl Siding.
- Mrs. Bergeron updated the Emergency Contacts.
- Mrs. Bergeron presented the notice of loan paid; the window loan is paid in full.
- Mrs. Bergeron explained the new TAR report.
- Any other business that may legally come before the board
- Next meeting is February 10, 2015 at 6:00 p.m. at Wrentham Manor.
- Motion to adjourn made by Mrs. Sacco, seconded by Mr. Sposato, all in favor, motion carried.
